This belief reflects the thoughts that in turn this process is pulling inventory from the market &amp; driving prices due to the typical supply &amp; demand equation. A &#8220;recent&#8221; study of the 2011 Census by (<a href="http://www.urbanfutures.com/index.html">www.urbanfutures.com</a>) shows that this simply is not the case.<br />

<p>In the Metro Vancouver (2011) 3.2 percent of the single detached (House) stock were vacant, 6.2 percent of apartments (Condos) were vacant and 6.8 percent of attached ground oriented units (Townhomes) were vacant/unoccupied. How does this compare to the rest of the cities of Canada? Well looking specifically at Apartments/Condos, Vancouver&#8217;s overall 6.2% un-occupancy rate is below the countries 7% average taken from the 33 Metropolitan areas involved in the Census.<br />

<p>Within the Vancouver region, with an overall average of 6.2 percent, unoccupied apartments accounted for a slightly above average share in the City of Vancouver (6.7 percent) and West Vancouver (6.9 percent), and well above average shares in Pitt Meadows (8.7 percent), Surrey (9.2 percent), and in the  UBC/UEL area (10.1 percent). The spatial pattern of unoccupied apartment units throughout the region is driven by a wide range of factors, from the prominence of student populations within each municipality to sales activity.<br />
&nbsp;</p>
<p>Could the numbers be even less?? (The Census Undercount)</p>
<p>This is the number of residents who were missed during the census count for any variety of reasons (away on extended leave, holidays etc). Urban Futures estimates that 85,000 usual residents that were missed in the region during the Census count in 2011. Consequently, the units they live in may have been classified as unoccupied. This indicated that the number of unoccupied dwellings could have been significantly lower than recorded!</p>

<p><strong>Downtown Vancouver &amp; West Side Condo Market Update:</strong></p>
<p>May 2013 in the West Side Condo Market has provided consistent Listings with an increase in Sales as we are now in the Summer Months of the Market. Multiple offers are happening in certain pockets of the market but this activity has not become the norm this  year. We are still seeing the lack of activity in the 4th quarter of 2012 being quickly turned around now that people are seeing the typical summer market taking shape. Assuming rates stay relatively un-changed, I believe we are going to see this trend continue into the Fall &amp; possibly early winter market.</p>
<p><strong>West Side House Market Update:</strong></p>
<p>May 2013 has brought an increase of inventory to the West Side Housing Market. This is typical as we are now in the Summer Market. The Median House Price SOLD for the month of May’13 was $2.02million ($707 SqFt), sold within 96% of List Price after 21 Days On Market. This shows that when homes are Listed with accurate prices, they are selling in under a month. This is very typical for normal “quick” summer market activity, being the busiest time of year.</p>
