The Vancouver Real Estate Market Update for January 2017 is highlighting that the market has made a big jump from he end of 2016. Listing numbers have jumped exponentially is all categories of the Vancouver real estate Market Update (Vancouver West Side Houses / Vancouver West Side Condos / East Vancouver Houses / East vancouver Condos). This downward pressure on the market over the second half of 2016 was like a domino effect with people waiting on the sidelines to purchase & inventory reaching annual lows. Very quickly in January we have clearly seen a massive up-tick in the number of listings that have come to market right away. I believe this is due to one or both of the following reasons:
1) There is pent up demand of people who were wanting to list their properties in the second half of 2016 but with the lack of market momentum decided to wait for another focal point (a new year).
2) Sellers believe that there will be a large spring market listing influx as typically seen to begin mid February. With this coming Sellers wanting to beat the rush & in doing so have created a rush due to their actions as we can see.
What ever the reason, the current state of the market is that there is an abundance of new listings for the buying public to chose from and use as negotiating points against sellers of their choice.
